YET ANOTHER MIAMI NEIGHBORHOOD TRANSFORMING

NORTH BAY VILLAGE

Seems like everywhere we turn nowadays, there is a neighborhood going through transformation in Miami.  This time it’s an area called North Bay Village. It is located around 79th Street between Miami and Miami Beach sitting on Biscayne Bay.

Developers are moving northward as areas get gentrified and developed in Miami Beach and Miami.  North Bay Village is extremely attractive as a waterfront haven surrounded by water on both its north and south side.

North Bay Village has been undergoing a new transformation with $2 billion in current investments.  This area once considered no man’s land, is now being supercharged with over five new residential developments and almost 1,000 new homes by 2025.  Plus, a new multi-million-dollar investment in a world class soccer training center, athletic facilities and community center in conjunction with the Argentine Football Association (AFA) is in the works in this neighborhood.  This will bring unprecedented benefits and amenities to the North Bay Village community, including new green space enhancements and recreational services for residents.

The forever local waterfront hangout, Shuckers Waterfront Bar & Grill is being torn down and replaced with something sexier brought to us by Palm Tree Crew in the form of Palm Tree Club with an upscale restaurant, hotel, pool and marina.  It is being developed in partnership with Continuum Group.

The marquis development coming here is by Sunbeam Properties which will truly transform North Bay Village.  It is planning a massive 7.3 million-square-foot mixed-use development.  The development will cover 13 acres located on both sides of the 79th Street Causeway.  It will include about 2,000 residential units, including workforce housing, 112,500 square feet of hotel space with 300 rooms, 870,000 square feet of office and retail space, public areas like a baywalk dubbed “Island Walk,” about 5,000 parking spaces, and other open spaces.  There will be a waterfront promenade with a variety of shops and restaurants coming as well.

Since Sunbeam is offering workforce housing, the height restrictions have been increased with buildings reaching 650 feet on the north side and 450 feet on the south side.

The three-island city of North Bay Village is attracting a variety of developers bringing a mix of apartments, condo towers, hotels, restaurants, retail and office space within the next few years.  Already, six developers have spent $143.5 million on land alone to turn into nearly 3,000 new residences in the form of condos and apartments. 

Notable residential developments already underway include upscale brands like Continuum and Pagani.  Continuum is the most exclusive, upscale condo development with two towers on the tip of South Beach along South Pointe Drive overlooking the Atlantic Ocean.  The New York developer is bringing their brand coined Continuum North to North Bay Village.  Pagani, the Italian brand that sells some of the most expensive cars in the world with prices over $2 million will have a residential tower named after it called Pagani Residences.  Shoma Group is developing more affordable condos starting at $400,000 within their mixed-use development with Publix grocery store as their anchor along with a rooftop restaurant and Shoma Bazaar food hall.

Pagani Residences is a boutique ultra-luxury waterfront preconstruction development with just 70 residences in Miami’s North Bay Village located at 7940 West Bay Drive. The elite Italian supercar manufacturer has announced its very first residential development project coming to the North Bay Village neighborhood of Miami. The founder and CEO of Pagani Automobili, Horacio Pagani envisions a synergistic marriage between Pagani’s meticulous design ethos and Miami’s vibrant lifestyle. The aim is to provide residents with a similar thrill as driving a Pagani hypercar.

This will be a boutique super luxury building by developer Riviera Horizons with only 70 units and prices starting the same as buying a Pagani at $2.4 million. The building is being designed by the Miami firm, Revuelta Architecture and interiors by Pagani Arte.  It is anticipated to be ready in 2027.  Selling pre-construction now.

In Summary

The borders of where to live in Miami and Miami Beach are expanding north and getting a major facelift.  North Bay Village is preparing to become another hot neighborhood here.
