The Next Wave of Residential Development & Elevated Living

Way back when, the great American migration was westward to the great state of California. Post pandemic, the current movement continues towards Florida to the southeast and specifically to Miami. More people moved to Miami than anywhere else in America. There are many reasons for this movement. The weather and lifestyle have always been an attraction. But now more than ever, the fact that Miami is an income tax-free state has brought many of the billionaires along with their companies and families.
The biggest wins for Miami include Amazon founder, Jeff Bezos moving to Miami after over 30 years in Seattle. And top hedge funder, Ken Griffin, head of Citadel, is bringing his troops from Chicago to their new Miami headquarters. And superstar athletes like American footballer, Tom Brady and Argentine soccer star, Lionel Messe have added some local star power.
All these new ultra-high-net worth residents are changing the complexion of Miami, turning it into an uber lux environment. Miami is growing up with a more sophisticated restaurant and nightlife scene. All of this has however led to an increased cost of living in Miami. Waterfront homes and penthouses are hitting prices in the stratosphere topping $100 million plus in Miami. The big migration to Miami has led to an increased demand for upscale residences from mega-waterfront mansions and penthouses to ultra-luxury condos.
The next wave of Miami residential development is seeing the movement to “Supertalls” since land is scarcer than ever before, with some new towers reaching up to 100 stories. And branded condos are coming in full force, including so many of the top five-star luxury hospitality names including the St. Regis, Ritz Carlton, Rosewood, Four Seasons, Waldorf Astoria, Mandarin Oriental, Baccarat and Edition to hipster brands like Nomad, Diesel and The Standard. Designer names like Missoni and Armani to Dolce & Gabbana are gracing the Miami skylines. Car brands are becoming condo brands too, from Porsche to Aston Martin and now Mercedes-Benz, and Pagani. The next wave seems to be restaurant brands like Cipriani, Casa Tua and Villa Miami in partnership with Major Food Group (MFG) and more.
There is also a trend towards turnkey fully furnished condos allowing short-term rentals for an easy investment for both out-of-state buyers as well as foreign buyers. These condos meet the demand for those who want part-time residences and part-time rental income properties. And the younger tech magnates and influencer entrepreneurs are gravitating to hipster-oriented condos in emerging neighborhoods that include shared workspaces and creator corners with podcast setups to simplify their live/work environment.
The following are sample highlights in each category of what’s coming in the next wave of Miami residential development. There are far too many to showcase them all.
THE HOTEL BRANDED RESIDENCES
Waldorf Astoria Residences, Miami
The architecturally awe-inspiring Waldorf Astoria Hotel & Residences Miami will be a 100-story ‘Supertall’. It will feature nine spiraling, offset glass cubes designed to be evenly stacked distinguishing the property’s architecture from anything else on the East Coast. The building will offer 360-degree views of downtown Miami, Miami Beach, and the Atlantic Ocean. It will consist of 360 private residences, in addition to 205 guestrooms and suites within the luxury hotel, which will be in the first three cubes of the tower. Hotel guests and residents will have access to the Waldorf Astoria brand’s world-famous Peacock Alley, a specialty restaurant, indoor/outdoor event spaces; meetings and boardrooms, a resort-style pool deck with private cabanas, and a holistic wellness spa and fitness center. Condo prices will start from $3.3 million, Sky Collection from $4.42 million and penthouses from $23 million. Ready Q3 2027.
The Raleigh Rosewood Residences, South Beach
The Raleigh Rosewood property is one of South Beach’s most anticipated and transformative new oceanfront developments, combining a rich history as a prime destination for celebrity guests and memorable moments in high culture and one of the most iconic swimming pools in the world. The Raleigh Residences, newly built, will rise 17 stories at the heart of the three-acre property. The original Raleigh hotel will be fully restored to its 1940s style and elegance by Peter Marino, including its iconic Martini Bar and Tiger Room restaurant, and will become a new 60-suite Rosewood Hotel. A private Beach Club for residents and guests, inspired by the architecture of Oscar Niemeyer, will boast the Langosteria location. Prices start at $10 million for three bedrooms and the penthouse is priced at $150 million. Ready Q4 2026.
DESIGNER BRANDED RESIDENCES
888 Brickell by Dolce & Gabbana, Miami
Dolce & Gabbana are presenting 888 Brickell, their first real estate project in Miami in collaboration with JDS Development. The project will be the tallest building in the city at 1,049 feet (319.74 meters). It will offer custom turnkey residences with one-to-four-bedrooms, with interiors designed exclusively by Dolce & Gabbana, and a 5-star hotel — a place to experience the authentic Dolce & Gabbana lifestyle in one of the most vibrant cities in the world. The façade will feature a combination of ivory travertine and matte black steel beams that give the building an expressly vertical appearance, setting it far apart from its neighbors. There will be 115,000 square feet of amazing amenities including a 44-foot lap pool, indoor padel court, signature restaurant, theater screening room and much more. Pricing starts at $3.5 million. Ready 2027.
THE CAR BRANDED RESIDENCES
Mercedes-Benz Places, Miami
Mercedes-Benz Places will be a 67-story, 791 unit building offering studios-to-three bedrooms. It will be the first Mercedes-Benz branded residential tower in America. The design centers around an eye-catching, cube-shaped structure. Simple geometric bodies will interconnect to create a prominent skyscraper that stands out in the current architectural landscape of Miami. Technical silver will be the dominant color, complemented by the classic Mercedes-Benz black and white. The residential tower will offer a car fleet for residents and EV charging stations. It will be part of a mixed-use development called 1 Southside Park being transformed into an urban oasis. Prices start at $500,000 to $4 million with penthouse prices not yet announced. Ready 2027.
RESTAURANT BRANDED RESIDENCES
Cipriani Residences, Miami
Soaring 80 stories with 397 units in the heart of the Brickell Financial District, this will be the brand’s first ground up residential development in the U.S. Cipriani Residences Miami will bestow its renowned 5-star hospitality with exclusive amenities, attracting Cipriani loyalists to this property. Among the array of premium offerings are a private, residents-only restaurant, speakeasy, and round-the-clock Cipriani dining services; a multi-level, resort-style deck with two swimming pools, cabanas and poolside service, a world-class wellness center featuring an ice bath plunge, cycling-focused fitness center, a pickleball court and more. Arquitectonica is designing the tower which will offer one-to-four-bedroom units. Prices start at $1.7 million. Ready 2028.
HIPSTER BRANDED RESIDENCES
The Standard Midtown, Miami
Located in the bustling pedestrian-friendly Midtown neighborhood, The Standard Midtown will have easy connectivity to the Miami Design District, Wynwood, Downtown Miami and the beaches. There will be 228 pieds-a-terre units ranging from studios-to-two-bedrooms spread across 12 floors with a rooftop pool, pickleball court, co-working spaces and a lively social floor that even includes a karaoke bar. There will be a flexible rental program. It will incorporate the quirky, fun-spirited Standard Hotel vibe starting with their upside-down logo. Prices start at $600,000. Ready July 2025.
GREEN/SUSTAINABLE RESIDENCES
The Residences at 1428 Brickell, Miami
The Residences at 1428 Brickell will be the world’s first high-rise residential 70-story tower powered in part by the sun. Photovoltaic glazing will be blended into the building’s 70-story façade rising 800 feet into the Miami skyline. This solar energy feature represents the importance placed on sustainability and carbon reduction. There will be a 24/7 guard-gated entrance securing access to this uber-luxury building. There will be 189 residences ranging from two-to-four-bedrooms with 80,000 square feet of amenities including a rooftop pool and atrium. There will also be a seventhlevel full floor family-focused space with children’s amenities. Two-story residences will include a special Antonio Citterio-designed sculptural staircase. Ceiling heights will range from 11 to 30 feet in some units. Prices start at $2.4 million. Ready 2027.
WELLNESS RESIDENCES
The Well Bay Harbor Islands, Miami
With increased demand for healthy and holistic lifestyles, Miami-based development firm, Terra Group is collaborating with THE WELL, a global luxury wellness club, on the brand’s first-ever residential development: THE WELL Bay Harbor Islands location is removed from the hurried pace of the city. The six-story mixed use development will have 54 branded luxury residences alongside 100,000 square feet of class A office space, with more than 22,000 square feet of amenities, and an exclusive THE WELL-branded fitness and wellness center. This will be the first fully integrated luxury wellness development in America. It is designed to support the ultimate holistic, 360-degree wellness lifestyle. Prices start at $ 1.25 million. ELITE RESIDENCES
Six Fisher Island, The Residences, Fisher Island
Six Fisher Island is arguably one of the most exclusive and pricey real estate developments in Miami’s history, due to its invite-only policy. The 6.5-acre lot is the final condo development site on exclusive Fisher Island, a 216-acre enclave accessible only by private ferry, yacht or helicopter and where many super rich call home. Fisher Island, one of the wealthiest zip codes in America, is a self-contained private island for those who seek privacy and security. The residents move around the island by golf cart. Six Fisher Island will be a 10-story, 50-unit building and will have its own slip for superyachts. Prices start at $15 million with a $90 million penthouse and $55 million ground floor villa. A combined penthouse recently sold for over $150 million. Ready 2026.
