TWO SOUTH FLORIDA SLEEPY BEACH TOWNS GAINING REAL ESTATE MOMENTUM
Hillsboro Beach & Pompano Beach
By Hope Gainer
Just north of Fort Lauderdale and south of Palm Beach, two sleepy South Florida towns are gaining momentum and growing with new real estate developments. Hillsboro Beach and Pompano Beach are two towns in Broward County attracting developers attention due to more land availability and consumers for lower prices. These two towns are located about 6 miles apart on the Atlantic Ocean coastline. Compared to Palm Beach and Miami, these hidden havens offer more potential and favorable pricing. Broward County has, however, seen ultra-luxury sales volume triple in the last decade with home prices reaching over $12 million. A variety of new developments are in the pipeline for both Hillsboro Beach and Pompano Beach.
HILLSBORO BEACH
Hillsboro Beach has been an ‘off the radar’ small town, yet a secret escape for wealthy folks coining it “Millionaire’s Mile.” It is nestled between Boca Raton and Fort Lauderdale. The newest branded residential development coming to Hillsboro Beach is Rosewood Residences Hillsboro Beach.
Rosewood Residences Hillsboro Beach
Rosewood Residences Hillsboro Beach will offer a collection of 92 waterfront residences with two to five bedrooms consisting of 70 units in a 10-story tower and 22-villa-style homes in a 3-story low-rise structure. There will also be 6 oceanfront and 7 intracoastal penthouses. Some units will have a private lanai or roof deck with a summer kitchen. In this upscale development, residents will enjoy an intimate beach setting with all the customary services expected of a Rosewood branded property. There will be butler services, residential concierge, house car and more. Amenities will include an oceanfront pool, sunset pool, spa, fitness centers, wellness spaces, signature restaurant, salon, game room, tennis, pickleball & padel courts, bocce court, dog run and conference room. Related Group partnered with Dezer Development for this project. Prices start from $5.5 million. Ready Q4 2026.
POMPANO BEACH
Pompano Beach is also being energized with transformative developments. The city recently revitalized its beach area with an $80 million pier shaped like a fish and a new parking garage. Ritz Carlton Residences is the first new branded luxury development to come here with completion in 2024. It has a beach tower with 115 units and a marina tower with 84 units. Fortune Development teamed up with Oak Capital, Revuelta Architecture and Italian designer, Piero Lissoni. Several unbranded residential developments in Pompano Beach include Related Group’s Solemar completed in 2018 in a 20-story building with 105 units and coming next is their Casamar, a 21-story building with 119 units. Salato Pompano Beach by U.S. Development will be a 40-unit boutique building. The latest new branded development, Waldorf Astoria Residences Pompano Beach will also be a Related Group project partnered with Merrimac Ventures.
Waldorf Astoria Residences Pompano Beach
Waldorf Astoria Residences Pompano Beach will be a 92-unit oceanfront development. Besides bringing all the ultra-lux lifestyle and service of its namesake, this enclave will include 12,000 square feet of interior amenities and numerous outside activities. There will be a 20,000 square foot pool deck, legendary Waldorf Astoria Peacock Alley Lounge, fitness and wellness centers, pickleball court, sports simulator room with VR gaming, children’s entertainment center, world-class marina with marina concierge plus a resident yacht club membership availability.
